But getting from DA approval to construction certificate approval takes years, so it’s very frustrating.” “Once you get to the construction phase, it’s a cleaner and more responsible process. The regulations have been updated a few times and sometimes you have to go back and forward between consultants to upgrade their reports,” Stewart says. “There could be 15 or 16 consultants on a project, so this is really time consuming. The provision’s purpose is to improve construction standards. Class 2 buildings are multi-unit residential buildings. New requirements under the NSW government’s Design and Building Practitioner Act mean consultants including architects, builders and engineers involved in a class 2 project need to sign off each other’s work. “It’s a learning curve for us as well as the consultants involved.” We’re the proving ground on how this classification achieves compliance. “This is the problem at the moment with the introduction of new class 2 regulations. “It’s taken me three years to get a construction certificate to start my project, so it’s a long process,” Stewart says. ▲ A render of the under-way $30-million eco resort, Sapphire Batemans, at Batemans Bay. Resident opposition aside, MS Building Constructions director Martin Stewart says red tape is a handbrake on developments across the South Coast. “We’ve been around for 40 years and previously we’d never had a project go to the Land and Environment Court. “The councils are finding it hard to assess those projects and, as a result, many are forced to go to the Land and Environment Court,” he said. Gabe Reed, an associate director and senior architect with Edmiston Jones, says there has been serious pushback from the community to developments in recent years. Whenever there is a change in administration, there is a shift in direction and priorities. “Most of the challenges we face require follow-through across administrations and we know this is a problem. This style has an informal elegance – comfortable and modern living at its best! Below are some features decoded. The color scheme is very simple with large windows bringing the outdoors in. 'You can bring these tones into your scheme just by simply switching out your winter cushion covers (which have had their time to shine) in favor of summery alternatives – palm tree prints and neutral-colored fringing are great ways to nod to the season. The key to a modern rustic space is an open floor plan, modern furniture, and preserved and exposed natural architectural elements. It’s all about mixing natural tones with accents of citrusy yellows, calming blues and warming terracotta,' says Sue Jones of Oka. ‘I love to bring a touch of summer to my home in the warmer months, and Mediterranean colors and materials are a great way to do so. When it comes to furniture opt for pieces made in natural materials such as wood, cane and rattan to bring texture and warmth.Īlternatively, for a quick refresh, add in a few vibrant and rustic accessories for a nod the the Mediterranean look. To bring a Mediterranean feel into a kitchen or bathroom try introducing decorative Moroccan or Spanish tiles on the wall of a shower enclosure or as a backsplash. Whatever its origin, there’s no doubting the popularity of the drink. Wait a sec! It was created for jazz singer Peggy Lee in 1948. The Los Angeles Times called the salt-rimmed Margarita “a sort of Mexican daiquiri belted hard by the international set at Acapulco.” Some said it was invented at a Texas bar owned by one Dona Bertha (1930) or perhaps the Tail o’ the Cock restaurant in Los Angeles (in 1937 or maybe 1939). By the 1950s, the tequila cocktail’s fame had spread, along with all sorts of backstories. In 1937, a British cocktail guide, “Café Royal Cocktail Book,” described a Picador cocktail in terms any margarita lover will recognize - 1 part fresh lime or lemon juice, 1 part Cointreau, 2 parts tequila. What ensues is a biting indictment of class and corruption, in which India's very specific flaws reflect the wider malaise Balram sees in a world that leans on his home as a source of cheap, easily exploited labour.Cast: Mayumi Tanaka, Keiko Yokozawa, Kotoe Hatsui This adaptation of Aravind Adiga's Booker Prize-winning 2008 novel stars Adarsh Gourav as Balram, an ambitious driver to a wealthy family whose early promise is extinguished by his family's fall into poverty. But what the film lacks in Nazis and mythical artefacts i t makes up for in veracity – Ralph Fiennes is the antiestablishment archaeologist, Basil Brown, who, in the late Thirties, discovered the very real Sutton Hoo treasure, an Anglo-Saxon burial mound that included everything from ornate metalwork to an entire ship, and which completely changed our understanding of Dark Ages history. Indiana Jones aside, archaeology isn't generally the most cinematic pursuit, and this adaptation of John Preston's 2007 novel is definitely more Time Team than Temple of Doom. Being Tom Hanks, he decides to take her back to her only surviving family, and the journey plays out like a reverse The Searchers, in which Hanks's underlying decency battles against racists, misogynists and all the other dregs of the Old West. On one trip, he comes across a German girl (a fantastic Helena Zengel) who'd been kidnapped and raised by Kiowa Indians, but whose adoptive family has just been slaughtered. He plays Captain Kidd, a Civil War veteran who now makes a living travelling between remote Texas towns, reading out the news (hence the title, for those who were expecting more Hugh Grant and phone hacking). Tom Hanks is in peak avuncular mode in this Paul Greengrass western. Watch back-to-back with A Quiet Place for full sensory deprivation. It’s not great for hockey, but my weight dropped 5kg during the season. Shion: You’ve lost a little weight, right? Do you think that you’ve changed after you started going out? I think that Tsubasa has gotten even cuter because of the power of love. Tsubasa: It was kind of a one-sided decision to get them, so it was just like “here”. Shion: After Ami left, (*one of the original members, Komuro Ami, left Ep 17) I wasn’t sure if Tsubasa would also leave soon, and my feelings towards Tsubasa gradually changed, and by the time I thought I should tell her how I felt, Valentine’s day was coming, so I had to tell her. Did Shion already have it planned to confess on Valentine’s day? Modelpress: From the viewers’ standpoint, it seemed like you had continued going on dates without any progress, then suddenly made a big leap. The reason Shion did a reverse Valentine’s Day confession was that Tsubasa “thought that they wouldn’t be anything more than close friends. Modelpress: You guys are so in love, but was it embarrassing to watch yourselves? Tsubasa: I got a lot of congratulations from my friends, and I’m very grateful. Modelpress: What did people around you say? Shion: I looked to see if she commented on my Instagram too, but she didn’t, so I was jealous (laughs). Tsubasa: I cried after even getting a comment on Instagram from Reina (Triendl). I’m endlessly grateful for all the well wishes we got from so many different people.
